Completed in 2012, this 165-unit, 522-bed property is situated within walking distance of the University of South Alabama in Mobile, Alabama. The property was acquired on an off-market basis. Upgrades included adding televisions to each unit and improving the internet infrastructure.
Z Islander
Built in 2009, this 380-unit, 864-bed property is located one mile from the central campus of Texas A&M University. At closing, the property was well occupied but at rates that were below market. Net operating income was increased by more than 22% over the first two years of ownership. The capital plan included:

Built in 1996, this 361-unit, 1,096-bed property is located a little more than a mile from the University of North Florida and Florida State College at Jacksonville – Downtown Campus. The district was well positioned to improve occupancy and operations as one of only two student-purpose properties on the market.
